December 2015 – Update

Well here we are at the end of the year. Today is the first day of 2016 and we are enjoying a peaceful first day of the new year in Casa Neroli. It is somewhat wet and very misty outside but we are enjoying some relaxing time. Come on it is mid winter!

December has been the month of the garden, the main focus has been getting irrigation system installed around the house and grassing the area around and by the pool. The guys have done a great job, but if course with the new soil and the current rain, we can start to see the areas that will need further attention later.

As explained in November’s update we have split the work between two people, just because of the differing types of areas. The gardening type company have completed their work, and seem to have done a good job, but of course everything is new and needs to settle and bed in, so whilst we don’t want it, we have to expect some settling in type issues that will need to be sorted.

The agricultural guy didn’t start in December, although he did promise to start by the time we arrived on the 30th. Walking around yesterday we can see signs of something being started, so that could be him, but we can’t be sure. It is in an area that we didn’t particularly want anything done, but he kept saying to Paulo that he was going to do the area anyway, so we suspect it may have been him.

November 2015 – Update

FlowersNovember has been a very quiet month in terms of actual work being completed. Not surprising really as the main build is complete and we are now into getting the garden and farm organised. Our plan is to make both as self maintaining as possible, at least to a point when the work needed becomes manageable during the time we are in residence. In residence, doesn’t that sound good!!

Our focus this month has been negotiating via our Project Manager with various people to sort the main outside areas. At the end of last month, we met with a couple of different people to get some comparison ideas and pricing. It was a fascinating experience because we had two very different areas to deal with.

The area around the house which was very much garden orientated and we needed to consider the flat areas around the house and pool, whilst also considering the banking where we needed to have something to help retain the soil in place. Living in a climate like Portugal, you have to think about, that in the summer it is very dry so the ground hardens and when the rains do come the water tends to run rather than soak in, and water tends to run downhill, don’t you know, and any banks become fair game to erratic water erosion.

OlivesThen there is the farm side, which again has two areas, one we don’t intend to do anything with, we will let the natural cycle of growth and decay manage the land as there are just a few really well established olive trees to worry about. Then there’s the main area which whilst it still has quite a few olives trees also has all the fruit trees and grape vines, so we need to have them fed and watered a lot better than they currently are.

We ended up with awarding the work to two different companies because it was clear that they tended to specialise either agricultural or domestic (garden) and as we had both, to get the best we needed to split the work, each company providing a suitable irrigation system for each area.

October 2015 – Update – Wow how far have we come!

DSC01293Well as you know if you have been following our blog that I held up September’s entry to make the most of the Swimming Pool construction. Well to say we were impressed with the company that did the pool would be an understatement. True to their promise the pool was finished when we arrived on the 21st October and they had started to fill it with water.

They had put an additional hose as well as the pool fill tap but it still took about 3 days to fill the pool, we did try dipping out toes, but it is October and the water was coming up from 100 metres down so it was numbingly cold, far too cold to get completely in.

DSC01289The other things we noted that is two taps filling is just too much for one borehole and maintain a reasonable amount of water pressure to the house, fine when we are not about but not so good when we are. However just turning off the additional hose feed works well, the pool was still filling fine and we had good water pressure to the house. That’s all right and fine when you think about it, as you will only have to fill the pool every couple of years, or so we are told.

The guy that did the construction came to see us after the pool had filled to show us how all the machinery works. Hope we can remember it all!

IMG_0079We had a fabulous week at the house, which culminated the day before we had to go back to the UK with all the new furniture being delivered. Once again we had entrusted our needs to the wonderful Fillip at Casa Moveis Santareno, if you need his details, please just email me. He is based in Fundao but I know they have a showroom in Castelo Branco and I suspect elsewhere as well. I would most certainly recommend him. We just told him what we wanted, size, shape etc and left it with him and as you can see he really came up trumps.

IMG_0067All the way through this project we have where we can supported the local industry and shops rather than the big chains, not always possible, when we could we do. Casa Movies Santareno’s pricing is spot on, they are about the same price as the bigger chain stores, maybe just a little more expensive, but everything is made bespoke and fits so the quality is far superior to the chain stores. So don’t ever be frightened to go into that little store, that opens up as you go in and discuss you needs, it works.

The next job is the garden and the watering systems for the garden and of course the fruit trees, we have had quotes for both from two different people. As they were two very different types of companies, one far more a gardening type the other more agricultural we have decided to split the job. So the bit around the house, where we need clover/grass and flowers as well as a watering system, is going to the gardening man. The gate, track and bridgework along with the watering system for the fruit trees is going to the agricultural guy. Paulo, our project manager is starting to make contact with them so we can hopefully get it done and established before the dry weather returns in 2016.

The final job before we left for home was to make sure the swimming pool was all covered up and sorted for the winter.

September 2015 – Update

Again I have to start with an apology for being late with getting the update to the blog done this month, it’s just time. I am always just waiting for that extra little thing to happen before I do the update.

EntranceThere has been a little progress with the work that the builder of the house has to do, but only very little, but at least it’s something.

Unfortunately it’s the smaller, easier things that are getting looked at, for example the painting of the entrance, the bigger items; in fairness they are not huge, just annoying are not getting the attention we would like.

However there has been a lot of progress on the swimming pool front. As mentioned in my last blog we had awarded the contract to put the pool in and true to his word the company have been making excellent progress over the past few weeks, dispite the fact that the weather turned wet for a few days, good for the ground but not so good when trying to put in a pool.

NextTimeWeSeeWe took a picture just before we left at the end of August of the area where the pool was to be constructed and posted it on facebook, saying the next time we see this there should be a swimming pool there. At the time I think we were just hopeful but it seems that it’s going to be very close. Here is the photo I am referring to.

The first stage was to mark out the area where the pool was to go.

Next was the digging out, now this we thought might cause a few issues as the ground around the area does have a number of very large rocks, which would have hindered the digging and possible necessitate the hire of larger earth moving equipment. We had allowed a bit extra in the budget should this be the case, we had been advised that if required it was usually about €30 a hour and the maximum should be about 10 hours over 2 days hopefully. As it turned out it was not required. This was excellent news.

MuddyDryMudHere are a few photos just after the digging out, you can see the weather had changed and the ground was very wet. It all looks very messy and dirty at this point. However the sun soon returned and the ground dried and construction was able to continue.

BrickingUpHere we are a week later and you can see the basic shape and layout, although it looks smaller in these pictures that we thought, however it is just the deceptive camera angles and it is 9 x 4 meters, in later pictures you can see the difference.

RenderedBy this week, yes I know it’s really October but as the photos have just come in and the construction has moved on so much, I have included them in the blog for September, I think you can really start to get an impression of what it is going to look like when finished.

We are still negotiating on the landscaping contract, we finally got the second of the budgets this week, but there is a very big differences between the values so there is no way they can be like for like in terms of the content, so a little more work to do there before we can get the work done.

Watch out for Octobers update, more positive news on the swimming pool we hope, and news maybe on the landscaping and of course we will have had another visit to site.

August 2015 – What a ride!

House3Well August has been a very varied month. We are still having issues with Marco the builder in getting all the work finished. Whilst we have a complete house, we still have a number of snagging issues that we need resolved and getting Marco to do the work is to say the least a challenge, even Paulo the architect and project manager has been getting annoyed with him not returning calls and not getting the work completed.

House2During the first two weeks of the month we got nothing done, however as we were going to the house in the middle of the month, Marco did do a few, and only a few of the items on the list.

House1We drove down again this trip, using the Newhaven / Dieppe route, however the ferry company are now running 3 crossings a day with one at 9:00am so we decided to try this. This worked well it meant we arrived in France at around 2:00pm French time (1 Hour in front of the UK and Portugal) and drove to Poitiers, arriving at around 6:00pm, so out for dinner and get our heads down before completing the journey on day 2. The second day was a long day, setting out at around 5:00am but we did arrive at around 5:00pm. This gave us chance to inspect the newly, nearly complete Kitchen and put everything away in cupboards before bed.

TreesMost days I got up about 7:00am and started doing the “farming” type jobs that needed doing, e.g. clearing all the tree prunings and strimming the land. Teresa would join me each day around 8:30 and help with all the tasks, except the strimming of course, but including the watering of the fruit trees as well as pruning the unwanted growth from the base of the trees.

SofaWe never worked any later than noon, in fact most days we would stop around 10:30am for about an hour for breakfast and some days it was just too hot so we would pack up around 10:30 anyway. That still gave us the bulk of the day to either go sight seeing or go shopping for stuff for the house and we did plenty of that.

NOSBOXBy the end of the first week we have managed to get the Internet connected, although we have had to do it over the mobile network, as we don’t have any fixed lines to our area. We went with NOS in the end, as they seemed to have the best deal for us. We agreed to a 2-year contract, had to pay €20 up front for the box and then €25 a month. For that we got a Unlimited 20MByte down and 5MByte up 4G service. In reality the service is still very new and a little flaky. In the early mornings we could get these speeds but during the day that would drop to 3MByte down and 2 up. In fact in evenings it wasn’t unusual for the service to go off for periods of 30-40 minutes. I am sure over time this will improve.

The service was enough for us to get email every day, Skype Teresa’s Mum in the UK and her best friend in Turkey so not bad.

Other things accomplished this trip were:

  • Smart Television, actually worked over the Internet via the NOS 4G when it was available.
  • Blue Ray DVD so we can watch DVD’s if we want.
  • HDMI cable to connect to the laptop. More viewing options.
  • Kitchen equipment, e.g. saucepans etc.
  • Requested prices from our friends at the Bed store for a Dining Table, 8 Chairs, 2 Sideboards and a shoe rack. Um wonder how much that lot will come to.
  • Two visits by 2 separate garden/agriculture type companies. To give prices for the irrigations systems and for plantings of various items as well.
  • Two visits from swimming pool installers, which have ended up with us committing to having a 9 Metre x 4 Metre, salt treated pool with equipment and cover installed. Hopefully this will be done before the year-end.
  • I managed to rectify the water pressure problem in the second bathroom. Clever me!!!!
  • Purchased and installed lights in the outside corner area as well as in the garage and outside the front door. Still have the 10 to do around the outside of the house.
  • Fitted new lock to the garage and moved all our stuff from the old hut into the garage, so we can now sort about getting the old hut demolished
  • Moved all the logs from the pruning on the lower levels, by wheelbarrow to the garage. I think this must have been about 50 wheelbarrow loads and I can tell you in the heat and up the hill, it was a killer.

So all this and we had some time out as well, it was a very constructive trip.

During the second week we had several visits from Paulo, both just as a general meeting and as visits with the Landscaping and swimming pool people. Once again, he has proved his worth, it is so important to have someone you can trust to do these sorts of things.

During various emails and discussions we have jointly with Paulo decided that we will start to get other companies to do the new work for a while until Marco comes good again. Thus the Landscaping and Swimming Pool comments above.

Lastly when we moved into the old hut, we brought a picture to brighten up the inside. It has become a significant object of affection and was still in good order that it could join us in the house, part of our journey and it looks great on the wall.

July 2015 – Update

Landscape2July has started reasonably well. The landscaping seems to be complete, looking really good now, although it looks very naked. Landscape1We are sure the natural vegetation will gradually find its way back we hope anyway! There was one Orange tree that was in the wrong place so had to be moved. The guys did a good job, but of course any tree that has been established for a while doesn’t like being moved. SadOrangeTreeIt looks very dead now, all the leaves are brown, one can only hope that with some feeding and watering it may survive and shoot again next year, fingers crossed.

A new plant room has been built and whilst it is still a bit obvious at the moment we are positive that with the two olive trees around it and when the natural vegetation returns it will be well hidden. At the time of writing it looks like it still needs a door and some paint maybe. PlantRoomWe had it built larger than needed at this time as we are aiming to put a swimming pool in soon and we would like all the machinery that is required for that to also be sited in that building.

Kitchen2On the inside the granite worktops have now been fixed in and the last panels for the units are in place, I have waited until the absolute end of the month to update this blog to get the very latest update. If fact the news is pretty good. Kitchen3The sink is all in and we seem to have taps, hopefully with water and waste connected. All the electrical appliances are installed and the chimney duct for the cooker hood is in the process of being installed. It looks a tremendous piece of engineering, we just hope and trust they have a really good fixing into the roof.

Kitchen1So from what we can see the only bits left for the kitchen are, the tiling behind the sink, the cooker hood chimney, the decor door on the dish washer and it looks like they are having to make adjustments to the cupboard above the fridge freezer, so that needs refitting, but I reckon we can use it.

Bathroom2Bathroom1There has also been some progress in the bathroom in the entrance hall, whilst it still needs the control on the toilet and the shower screen. The floor has now been done the way we requested.

Whilst we have had a flurry of things getting done, again the pace seemed to have slowed in the middle of the month, possibly because the amount of new work we have scheduled in is less. So we are suffering still a bit on the snagging list issues, although some are getting fixed. Marco is aware we will be there again in a couple of weeks so if he is true to form we should get a little flurry of work completed, he says hopefully.

Bed1Bed2Also this month we have had a couple of things on the furniture front, Filipe from the shop where we brought the beds has been true to his work and delivered a replacement bed for the one he damaged when delivering (he over tightened one of the legs) He had also delivered the furniture (bedside cabinets, dressing tables and mirrors for both the bedrooms. These although he knows we are good for it, we haven’t paid for yet, they are extremely trusting to deliver these goods and wait until we get t here in a few weeks to be paid. This we will definitely do, we must never break this trust, and it’s really refreshing. Hopefully if you ever do anything like this project, you too will see this and benefit and not abuse this trust, it’s worth its weight in gold, as they say.

SofaBedAlso back at Easter we had ordered a sofa/bed for the lounge and that was delivered as well. Unfortunately it seems there are a couple of problems with the sofa/bed. The unit has been badly fitted together on site by whoever delivered the product and there is some damage on the cushions, where it looks like it has been scraped along the ground and worn the cloth away. Paulo our Project manager once again is coming to our rescue and is in negotiation with the company we ordered it from to ascertain what will be done to rectify the issue. In the meantime we can still use it. The only other thing was we ordered a darkish material, which is what we got, no problem, but it will show the brush marks as you use it. No problem, but something you might like to bear in mind if you order a sofa.

June 2015 – Update

sunThe start of June was very slow in getting work done. As you will have read in the last blog not a lot of the corrective work had been done. In the week we were there we met with the Project Manager and the Builder a couple of times to express our dissatisfaction on this subject. Also during our visit our neighbour caught me whilst I was putting the FenceProbrubbish in the boot of the car and expressed his annoyance about the fence and bank that Marco had erected for us. It wasn’t so much that it was on his land, it was more that the bank it had created didn’t leave enough room between the bank and his cherry tree to be able him to use him machinery. In fact it was more than that, the main issue was that he had spoken to Marco (The Builder) at the time, around a month earlier and mentioned it and nothing had happened or changed.

Paulo arranged for us all to be at the site on the Tuesday. We were able to get mutual agreement on what needed to happen. However there was a great deal of amusement as our neighbour was extremely vocal with the builder but winked a couple of times to me and his wife expressed to Paulo the Project Manager that their gripe wasn’t with us, just with Marco. The one thing we didn’t want was to have any issues with our neighbour, so we told Marco, “Just do what you have to, to resolve the situation”. The final arrangement was for us to move the fence in the one area near the tree by about 30cm, but also to build a low wall to hold the dirt back. You will see from the pictures that this was done and completed within a couple of weeks, so hopefully we are all best of friends again now. The knock on was we got a far better, solid job on that boundary and it does look a far better job.

There has been a fair amount of progress in June, never enough for us I guess but progress.

ShutterWe had a problem with the shutters again whilst we were there at the beginning of the month, but that looks like it may have been rectified, although the one that didn’t close right up is still to be fixed.

We have also seen that the floor in the 3rd bathroom has at last been corrected; you may remember from earlier blogs that they had fitted a shower tray rather than a tiled wet floor, but we have now seen that has been done along with the relaying of the main en-suite shower floor. We had issue that whilst the shower was superb the fall on the floor caused a puddle, e.g. it wasn’t running away to the waste. That also seems to have been corrected, although we have still to test it. Need to wait for it to dry.

GatepostThe entrance posts are another item that has progressed, in fact this progressed whilst we were there, I think Marco felt a bit embarrassed about progress so had to get something  done whilst we were there and this was the least intrusive. It looks great, even better when it has some gates!!!

Also, and there should be a tremendous round of applause, we have a Kitchen! Well nearly the actual units have arrived and have been installed, they look amazing. However we are now waiting for the stone tops to arrive, before they can fit all the appliances. In fairness they couldn’t order then until the units were in place and the final measurements taken. We are lead to believe they will be fitted in the first week of July. We’ll see!

We are extremely pleased with the look so far though, we know the architect had some reservations about the colours we had chosen, but we knew it would be good and he has had to admit we were right.

PlantRoomThe work on the outside has made some good progress as well this month, especially in the last couple of weeks. The new plant room is built, well the brickwork is done, this will house the outside electrics, the pump from the borehole and eventually the swimming pool machinery. It has been built large enough to contain it all. It will be interesting to see how they blend this in with the landscaping when the old hut etc is all removed.

There has also been a great deal of landscaping done around where the septic tank (waste water treatment) has been installed. We understood the rough idea when Marco had described it, but it is really starting to shape up now and the little touches he has had done, e.g. the rock steps are really nice. Can’t wait to get planting. They have had to move the Orange tree into the new terrace, so we hope that will survive, but that looks like a great area to get a lemon and a lime tree planted.

Jobs still on the list.

  1. Extend the fence up the road to include the new piece of land we brought.
  2. Create a track from the above to the lower terraces on the new piece of land to include a small bridge over the stream.
  3. Knock down the old hut.
  4. Put in an irrigation system.
  5. Add the gates and intercom.
  6. Add a swimming pool.

There are of course lots of other things to do, but we probably don’t need a builder for those, like getting more furniture. These are just the things we would still like.

PoundsignSo how are we against the budget? A little update for you, of course we will give a full review once we feel we are at the end. As expected we are slightly over budget, but no more than our contingency allowed, but that was based on the original specification of the project. If you have been reading this blog you will have seen that we have had a lot of additional work done over and above the original project, all are nice and really wanted, but may not have been needed. If you are doing something like this it is nice to be able to get the best you can at the time. We will give a full list at the end of the Project.

June Trip

cherryOnce again this year we decided we need a break in June and what better time to do it, right in the middle of the cherry season.

BAPlaneAs it we could only go for the week, we decided that to get the most of the time we had we would fly, we had enough AirMiles (Avios) points for the flights so they were really cheap just £35 return each. The only issue being we had to fly from Heathrow which is a bit of a hike for us.

This would also be the first time we would go straight to the new house from Lisbon airport, so exciting times! Unfortunately the flight from Heathrow is later than from Gatwick, plus we had a 30 minute delay on leaving, thus making us late arriving in Lisbon, the knock on we didn’t get to the house until 3:00am and still had to pump up the Air bed and make it up. It was around 4:00am by the time we got to bed. “Never mind eh!”

We had arranged to see Paulo the Project Manager the next morning and we had also arranged for the beds to be delivered that day. We did wonder however if that would happen, knowing how Marco was, but Filipe from the store was so adamant that he would deliver we were ever hopeful.

Paulo turned up at around 9:30am as promised, he is always very punctual and we did a full review of the work outstanding, Marco also turned up which was great and we were able to express our felling on a number of things, the meeting ended up with Paulo very kindly calling the Bed Store and they confirmed that they would deliver after lunch, that of course is about 2:30pm in Portugal.

So we just had time to go to Fundão to get some food and true to their word the beds all turned up and beds were installed. We just looked in amazement, can’t wait for tonight to try sleeping on them. The airbed was deflated and stowed away back in its box, oh yes!Single-beds Kingbed

 

 

 

 

The weather was just amazing for this time of year, whilst we expected it to be warm, normally around 25-28 , it was between 33 and 37 for most of the week and in direct sunlight reached 40, just far too hot to work. One evening there was the most amazing thunderstorm over the mountains, we didn’t see much rain but the thunder and lightning was far more entertaining than the film we were trying to watch. The consequence was all the work we planned to do, just didn’t get done. Well it is a holiday as well and “Never mind eh!”

On the Friday we drove to Castelo Branco, you will remember in an earlier blog we mentioned about buying some additional land, well in the last few weeks we had been able to strike a deal and had arranged to go to the Notary on this Friday to complete the deal. Everything went as planned, we spent some time in the morning looking at furniture and by 3:30pm in the afternoon we were the proud owners of an additional 5000 sqm of land (about 1 acre) so we now have around 3 acres. We don’t need it, but as it was at a good price we felt it was well worth the investment to stop anyone else building on it and spoiling the wonderful view we had.

The remainder of the week was spent running between Castelo Branco and Covilhã to various furniture and hardware stores as it was far too hot to work. We did purchase a really nice outside gas grill, a simply superb “alien” lamp and we were able to install the wall lights that we had purchased in the UK and brought over with us. We did also order some bedside units and chest of drawers for both bedrooms, amazing enough after trawling around every store we could find, we ended up buying then from the same store we got the beds, so Filipe’s excellent service has certainly paid off for him. The bedroom units should get delivered whilst we are back in the UK, but Paulo has agreed to liaise with Filipe on the delivery. Just underpins our comments in past blogs on how important it is to get a Project Manager or someone who will be your face in country.

May 2015 – Update

month-of-may-clip-artWell May has been a relatively quiet month; the main construction of the house is completed although there are still some items to be completed. We have also asked for some additional jobs to be done, more on this in a moment, but it seems it is relatively easy to get our builder to start/work/complete the new jobs it is proving relatively difficult to get him to finish the old jobs, even with our ever-helpful project manager chasing. I think it must be the time of year as there is a reasonable amount of déjà vu here, wasn’t it about this last year that the builder seemed to vanish off the planet for a while.

At the time of writing we have only managed to get the builder to correct one of the faults we had and to be honest we think that only got done because he had another contractor on site doing similar work so he could get him to do the corrective work. Hopefully by the time we get there next month we should see some more action, but we are not holding our breath. Builders seem to be the same worldwide.

On the positive though we did manage to get 1 more job completed this month, which is good news, this was the fencing done the side of the drive. All look reasonable from the pictures, but we will be able to make a closer inspection on our next visit.

Preparations are well in hand for the purchase of the additional acre we blogged about last month and we should be signing the papers and completing the sale when we visit next month. So will let you know how that goes in a later blog.

We are back down to the hose the second week of June so watch out for the June update.

April 2015 – Update

Its seems the Portuguese for some reason seem very reluctant to actually do any building work whilst we are on site! Not sure why, but this has happened a number of times now. So you will guess form the last few blogs as we were there for the first 2 weeks, progress has been reduced, which of course is to be expected with the house coming to completion, but there are the snagging items and we have asked for a number of additional works.

Saying all that we have seen progress and a reasonable amount, whilst disappointingly the kitchen remains empty, although we have the electrical items now and some of the additional work has been or is in the process of being completed.

The drive is now complete, and the preparations for the fence down the side of the land is well underway. Also Marco has managed to arrange for a team to come in and prune all our Olive trees. The pruning seems somewhat drastic, but we are advised its good for the trees and whilst it will adversely affect the crop this year, next year should see a real improvement. They did need doing we have had the land for 4 years now and I don’t think they had been touched for a few years before that as well. Time will tell I guess.
